Cut and bring flowers to the house! Ixora is an easy one - - some green leaves look good with it!! OK to just place in a water glass near the sink if you can't find the vase... nothing fancy - just fresh!
Arrive at home morning of check-in, at least an hour before guests arrive and be careful to remove shoes before entering!
Close up refrigerator(s) and plug them in (only in occupied units). Make ICE!! Fill water container if suite has one in fridge.
Set all applicable lockboxes to code that is provided or pre-established. Beach Gate and front door stay at 1776 The general rule for suites if month + 2/date (so May 5 would be 0705).
Set out hammocks and outdoor pillows (and patio furniture, if inside). BE SURE furniture is clean, especially the glass top to green table. Clean bottom of glass also! Hammock lock combination: 1776
Make sure TVs are all working right. US channel comes up on TV, Prime, Netflix & Disney Plus are on my account.
Make sure Wifi is working right (Google Mesh's all have blue ring)
Hang Hummingbird feeders (be sure they're clean), but do NOT fill with sugar-water.
Run a “Rinse only” cycle of dishwasher if it’s been a few weeks since having guests WITH VINEGAR!
Turn on (one bar) Airwick spray thing in stairwell if Gaming or Beach Suite is part of rental
Only if needed: Open the house up to fresh air, or A/C if needed (81 degrees Beach Suite, 26C Gaming Suite & Penthouse main room only). Try to encourage open windows – as it’s a spectacular arrival and will encourage the same throughout their stay.
Only if needed: Flip all breaker switches on. See video if questions.
Only if needed: Turn water back on to house (hot water heater first) see video!!
VERIFY & CLEAN IF NEEDED:
Make sure each suite has a broom in the closet, and a dustpan with it, or under the sink.
Verify Pictures are hanging straight on wall and adjust if needed. Be sure drawers are closed, blinds are "even", curtains are pulled back. Make LOOK NICE!
Check propane for BBQ’s and switch out tanks, if necessary. Put on “list” to get other refilled ASAP.
Check BBQs look good - grease traps empty or low.
Verify fridge & stove have electricity, AC is cooling, hot water heats up.
Verify flashlight batteries are still working.
Verify appliances are all working!
Check for gecko poop on pillows ;-(
Check all lights – replace any bulbs that need replacement.
Be sure that there is a mostly-full water bottle (75% or more) in each dispenser, and at least one extra per floor (stored in kitchen cabinets). Extras in the garage.
Gaming Suite: Check tips on darts, replace if needed. Check tips on pool cues, replace if needed. Check chalk on pool table, replace if needed. (in a wood box in Owner's Closet)
Refill dish soap and white hand soap if they are low and Saida hasn't. New sponge by every sink.
Make sure yard is tidy, area directly in front of gate is clean, steps are swept and no garbage on back stairs by beach.
Water plants if it hasn't been raining (Paul's job)
Verify Beach is looking good from Pirate's View to end of Michelle's house (no garbage)
Be sure house is CLEAN! If you need to do some counter wiping, etc., do it! If you need to do actual cleaning, please do it!
Maybe once per month: Check dock walkways, stairs, kayak ramp, built-in Adirondack chairs for any damage or loose railings (any safety issues)
SET-OUT GUEST GIFTS AND COMMUNICATIONS
Coffee - - only one per guest - on best floor
Write a simple, personalized Welcome card on provided Turtle Casa Welcome notecard (Welcome to Turtle Casa! Hope you have an amazing vacation!) - - one per guest on best floor
Make Sure Guilde Books are clean and look good - extras in Owner's Closet - - every floor
Note cards (already tied) - - every floor
Earrings - - every floor
Garage door opener - - every floor
Keys to kayak/gate - - every floor
Refillable Aegis Bug Spray (there are spares in Owner's Closet). Be sure it's been refilled - - every floor
Provide printed instructions that we have printed beforehand and ADD CODES - - every floor
CONNECTING WITH GUESTS (This is now RARE - but if you do...)
If no pre-arranged time, try to connect with them, or just stop by.
Follow up by Whatsapp in about 24 hours to see if they have any questions.
"TOUR" NOTES
IN GENERAL - FOCUS ON POSITIVE ASPECTS, but educate on negatives (spin positively when can – “the road can be bumpy and have large puddles, but that’s part of the adventure, - or - it's scheduled to be paved, but for now, it’s one of the main reasons you usually have the beach to yourself!”
GIFT BASKET STUFF
We've invested in some really nice, Island-made, natural soaps and bug spray we love to share with you! Aegis is the company, and they are the little bars in the bathrooms and bug spray in gift basket. PLEASE DON'T TAKE SPRAY BOTTLE OUT OF HOUSE, as it is a refillable bottle we use for all guests.
Explain Garage Remotes. One button for each but you have to use your fingernail sometimes to not hit both. PLEASE DON'T LEAVE IN CAR!!
Explain about leaving keys in the lockbox at all times being easiest - as they're always available for everyone in the part and don't get lost! Gate keys are not able to be copied (only two)
Remind them about WhatsApp and how important it is on the island... Help them understand it if they don't.
The coffee is one of our favorites, from Susana at Roatan Coffee & Spieces at Makaw Market (a cute little artsy shopping area just past the airport)
Electricity is incredibly expensive!! Pleae be sure all windows and doors are closed before turning on. Turn up to 86 when leaving the house, close drapes in the peek sun to keep house cool.

Show them the three positions of the window (up = tilt; sideways = open; down = closed. Always close fully before changing positions. Please only leave house with windows closed or top-tilted as rain comes & ruins the wood.
Show them bag of foam window openers for breezy days.
Walk them out to dock and show them how to open Kayak closet, and how to get them out, and how to tie them off (Mark loop) as well as how to hoist stairs. Stairs need to be out of water most of the time!!
Show them the location of Spooky Channel (tie off kayak with Mark’s loop at milk-jug in front of orange round house, or simply keep kayak with you if you don’t do a lot of diving down, or would feel more comfortable being seen by boats). Snorkeling is also good around the "island"
If Gaming Suite is part of rental, show them the Projector and DVD's. Must use the bluetooth speaker and aux cord for decent sound. Just take pictures off wall and scoot chairs around for Movie Night! Tell them to watch video on website for directions on use.
There are two air mattresses for larger groups, if needed. The navy blue one is best as it has a built in pump and quick release of air.
Washer and Dryer are in the garage. Remember to clean lint filter after each use!
Anything you can share about the beauty of the island, the helpfulness of the people, etc. please do!!
People drive on Sandy Bay Beach, but there's very little reason for anyone to drive here, since it ends in water just beyond our home
When driving through deep puddles, try to keep one tire on dry ground and drive very slowly to not damage car (transmission, engine?)
